Lower your rent?
In principle, landlord and tenant may freely agree on anything. However, under Dutch laws and regulations, the weaker party, such as the tenant in this case, is protected more and thus the contractual freedom of the landlord is restricted - so also in terms of the amount of the rent. There is, as it were, a "cap" on the rent. We ensure that at all times you do not pay more than the maximum rental amount.
Yes. If your living space and contract meet a number of conditions, you can retroactively reclaim all your overpayment of rent up to 6 months after the lease ends!
If your housing and contract meet several conditions, you can also move out of the free zone and even into the social sector (and get more entitlements). Your savings may then be even greater because you are now overpaying.

Housing associations often have social goals. With that, you would expect them to have less reason to charge high rents.
Yet service charges often go wrong. That's where we can help!
In the case of rent reduction, you will transfer less rent. The procedure for actually reducing the rent is through the Rent Commission. If we do not come to an agreement with the landlord on your behalf, we will act on your behalf before the Rent Commission. Reducing rent is different from reclaiming rent retroactively. Under circumstances, reclaiming rent is also possible. Reclaiming rent has a different procedure, namely by starting court proceedings. We provide both services.
Two months after the request, the new lease term begins to run. An example: On June 30, we submit a request to the landlord on your behalf. As of September, you pay the new rent amount.
How do we work?
Our business model is based on the principle of No Cure No Pay. This means that you never owe us any amount if the rent is not reduced. Should we do succeed in reducing the rent, we charge a percentage for our services. For the percentage we would like to refer you from the agreement.
The cost we charge is 20% of the annual savings.
If you can't save anything, you pay nothing. Not even if Ismijnhuurcheck paid €25 to the Rent Commission.
